School Board to hold public hearing on proposed sale of surplus real property Oct. 12

The school board will hold a public hearing on the proposed sale of a portion of district-owned property located at Dower Elementary School, 7817 John Dower Rd. W, Lakewood, Washington, on Monday, Oct. 12, 5 p.m., Room 4, at the Student Services Center, 10903 Gravelly Lake Dr. SW, Lakewood, WA 98499.
The proposed property for disposition consists of approximately 6,459 square feet (approximately 0.15 acre) of district-owned real property located along the Custer Road Southwest frontage of the Dower Elementary School site.
The property is a portion of Pierce County Assessor’s Parcel No. 0220263007, commonly known as the Dower Elementary School property, located at 7817 John Dower Rd. W, Lakewood, Washington.
The portion proposed for conveyance is a narrow strip along the road frontage of the Dower Elementary School site. Click on thelink for a map identifying the proposed area of conveyance is available from the school district and will be made available for public inspection.

Proposed use of the property
The City of Lakewood proposes to acquire the property for incorporation into the City’s Custer Road Safety Improvements Project (City Project No. 302.0131; Federal Aid No. HSIP-3190(008)).
The proposed project includes improvements to the Custer Road Southwest right-of-way, including:

construction of left-turn lanes at or near the Custer Road Southwest/John Dower Road West intersection;

construction of sidewalks near Dower Elementary School; and
-
upgraded street lighting.
The proposed conveyance would affect only a narrow strip of frontage along the road and is not expected to affect the school district’s continued operation of Dower Elementary School.
Proposed consideration
The City of Lakewood has offered $51,700.00 as consideration for the property proposed to be conveyed.
The proposed consideration and transaction remain subject to completion of applicable statutory requirements, Board authorization, and execution of appropriate purchase-and-sale and conveyance documents.
Proposed disposition of surplus property
On Sept. 14, 2026, the CPSD Board of Directors adopted Resolution No. 27-012
declaring the identified portion of the Dower Elementary School property surplus to the school district’s needs. Following the public hearing, the CPSD Board of Directors may consider a resolution authorizing the sale at its Oct. 12, 2026, meeting or at a later meeting.
